WHAT ARE THE BOOKING TERMS & CONDITIONS?

HOW DO I BOOK?
The best way to book is by sending us a message via the contact button above or telephoning 01289 304943 or 07870640706. If we are busy please leave a message and we will return your call as soon as possible.
ARE THERE ANY EXTRA CHARGES?
There is an extra charge of £10 per week if you would like to bring a dog.
There are NO extra charges for bed linen hire, towel hire or fuel supplement. However, we only supply a few logs for the wood burning stove for your first evening . If you would like open fires you can purchase more kindling and logs locally from petrol stations or garden centres.
When booking well in advance, we require a 50% deposit of the rent. The balance of the rent is due 6 weeks prior to the start of the holiday. We prefer payment by bank transfer but can also accept cheques.
CAN WE BRING OUR DOG WITH US?
Yes. They will love the walks nearby. We accept up to 2 well-behaved dogs and there is a £10 charge per dog per week.
We have a few simple rules: Dogs must not be left unattended in the property; You must exercise your dog away from the premises, as we have a few very free range ducks and hens; Dogs are not permitted upstairs, in bedrooms or on furniture; All flea and worming treatments must be up to date; You remove all evidence left by your dog. No puppies (less than 12 months old) are allowed except by special arrangement with the homeowner.If you wish to bring any other type of animal please contact us before making your booking.
WHAT IS CHANGEOVER DAY?
This is the designated day of the week your holiday starts and ends. Normally, this is a Friday. We also offer midweek breaks in low season so can often change the day to fit in with you.
ARE BED LINEN AND TOWELS PROVIDED?
Yes, bed linen and towels are provided . If you have requested the use of the travel cot you need to bring all your own bedding and linen. Towels are not provided for beach use.
IS POWER AND FUEL INCLUDED IN THE RENT?
All power and fuel are included in the rent. However, we only provide a starter pack of wood for the log- burner. You will need to purchase additional wood as required during your stay.
DO YOU HAVE WIFI?
Yes, although it can be pretty slow at times.
WILL THERE BE MOBILE PHONE COVERAGE ?
Yes . The main mobile companies provide pretty good reception here.To check what the coverage is like with your network go to the UK Mobile Coverage website www.ukmobilecoverage.co.uk. and type in our postcode TD15 2RJ.

HOW DO I PAY MY BALANCE?
We prefer payments by bank transfer, but you can also pay by cheque. Please email us to let us know you sent your payment and use your surname as reference.
WHO DO I MAKE MY CHEQUE PAYABLE TO?
Please make your cheque payable to Mr and Mrs Swales. Please write your surname and postcode on the back and send it to Mr and Mrs Swales, Seahouse, Cocklawburn, Berwick upon Tweed. TD15 2RJ. Please note we cannot accept cheques 3 weeks prior to your holiday.
WHEN WILL I GET THE DIRECTIONS TO THE COTTAGE?
When you pay your balance, 6 weeks prior to the start of your holiday, we will send you detailed instructions on how to reach the cottage and collect keys.
WHEN CAN WE ARRIVE AT THE PROPERTY?
The cottage is available from 4pm on the first day of your holiday and you will need to leave by 10am on your departure day. Please do not arrive early, unless previously arranged, as you will probably bump into us cleaning the cottage.
DO WE NEED TO CLEAN THE PROPERTY BEFORE WE LEAVE?
Yes, please. All properties are thoroughly cleaned between lets, but please leave yours clean, otherwise we may struggle to have it ready for the next guests. We do reserve the right to charge for any unreasonable extra cleaning on departure or at a later date.
CAN I BOOK A SHORT BREAK?
Yes, you are available to book short breaks from 3 nights during the winter season. A 3 night short break is 75% of the normal weekly rental, and 4 nights is 85% and 5 nights is 90%. Additional nights are charged pro-rata of the normal weekly rent.
HOW FAR IN ADVANCE DO I NEED TO BOOK?
It depends. The school holidays generally get booked up most quickly. If you need to check availability please use the contact form. We are happy to take provisional bookings a year in advance and hold it until we have published the rental price.
WHAT HAPPENS IF I WANT TO CHANGE MY BOOKING?
In the first instance please call us to discuss the changes. Dates may be changed providing the property is available for the new dates.You will be required to pay any difference in rent (if applicable).
WHAT HAPPENS IF I NEED TO CANCEL MY HOLIDAY?
We highly recommend you arrange holiday cancellation insurance to provide protection from the financial risks associated with going on holiday. For cancellations not covered by insurance, or with no insurance, we will do what we can to re-let the property. If successful we will refund your payment less the booking fee, insurance premium (where applicable) and handling charge of £42. If unsuccessful the booking is forfeit and the final balance is still payable on the due day.

CAN WE SMOKE INSIDE THE PROPERTY?
No.
